Macro economic situation of the society and personal purchasing power of a household are very important factors whether to buy or rent a house. However, personal non-economic factors such as sex, age, education, the number of family members and marriage status are also crucial factors of the housing tenureship.As the age of household head, the number of family members and household income increase, families want to be homeowners rather than renters. And also they prefer chonsei system(long-term exclusive saving deposit for rent) to monthly-paying system in the rental market. Education of household heads did not make significant influence on the housing tenureship. Households in small cities can easily be homeowners relative to residents in metropolitan cities including Seoul. The main purpose of this study is to know if there is any differences in housing tenureship the marital status. Married couple or widowed can buy and maintain a house. However, it is difficult to keep a house for the divorced and the separated. They are reluctant to choose chonsei or monthly-paying rental house like singles. However, singles are happy to be chonsei or monthly-paying renters.
