The multifamily housing has various advantages in construction cost, land-use intensity and maintenance cost in condensely building much building within a small land. Krihs(1997) recommended the proper scale of th multifamily housing as 800 households in constructability, 1,000 households in facility compactability, 500 households in social aspect.The size of the multifamily housing has, until now, been considered in maximizingly using the regulation emphasized at the building volume ratio, land area, etc. at the early planning, except for the expenditure during the maintenance stage. The mitigation of the maintenance cost results in the building life cycle cost because the ratio of the maintenance period occupies high in building life.This paper aimed at providing the proper size of multifamily housing in aspect of area and household with maintenance cost for planning the scale at the early stage of project. For these, it utilized the total cist function and the average cost function. it surveyed in nationwide focused the central heating system using gas. The number of samples is 119 and items of management is 8.The results are as follows ; first, 3rd-order quadratic function is proper at explaining the cost variation, considering the multicollinearity and statistics. Second, the proper size of multifamily housing is recommended with 247,000㎡ or 1,040 household in aspect of total management cost. The average cost of the general management proceeds into zero as the area increases at 328,000㎡ or the number of household increases at 2,630.
